Roof replacement is never an easy decision to make. Investing in a new roof often involves finding a contactor, battling with the insurance company, and the process of having the roof replaced. When you have to replace a roof it is important to know there is no other option available. Visible Roof Leaks

One of the most common signs that tell you that you need to have the roof replaced, are leaks. When you can see the roof is leaking water, this is often a bad sign. The roof will develop leaks when there are worn out materials or from storm damage. When there is weakened roofing material, water will be able to seep past the roof, into the attic and down into the walls and ceiling. During a rain storm you may actually see puddles begin to form. Small leaks with early enough detection can be repaired. However if you are seeing major leaks, the damage is already done and the roof most likely needs to be replaced.

Water Spots on Ceilings and/or Walls

Sometimes roof leaks are not easily detected. Often they go unnoticed for years. It is not until you have major water damage inside your home that will you trace the source and discover you have a roof leak. Interior water damage such as water stains on the walls and ceiling or the presence of mold will help alert you to a potential roof leak. Depending on how long the leak has been going on, the actual roof structural integrity may be at risk. When the water damage has made it inside the home, this often points to long term roof damage leak and you will mostly likely need to replace the roof.

Missing Shingles & Other Roofing Damage

Sometimes you can determine that you need to have your roof replaced simply by looking at the roof. If you can easily see certain problems from the ground, then mostly likely there are problems all over the roof. Some of the common visual indicators you need a new roof are:
• Cracked, Loose or Missing Shingles
• Damaged and or Curling Shingles
• Discoloration or Damage Around Vents
• Flashing Failures Around Skylights, Vents and Chimney
• Missing Granules
• Moss and Algae Growth on Roof
If you can see these types of problem on your roof, consider having the roof inspected to determine if the roof needs to be replaced.

Sagging Roof Line

If you stand back and look at your roof and suddenly notice that your roof is sagging, that is not good. A sagging roof occurs when the roof structure is compromised. The roof’s framing will also need to be repaired. The entire roof may need to come off the framing, repaired and a new roof replaced. This is one of the worst case scenarios for a roof replacement. With proper maintenance and care, you should be able to avoid a sagging roof.
